Why You need Home Title Insurance for your New House

Buying a new home is an extremely exciting time, and as warm weather is just around the corner - so is the popular search of hunting for a new space. Whether you’re a new home buyer or very familiar with the process, problems and questions may still arise. One way to ease this burden is by partnering with a home Title Insurance company to help make this process even smoother. Unsure of where to begin with this? Don’t worry, we have you covered. We’ve met with Katie Peterson of Authority Title to answer some concrete questions and to establish an understanding of this unique industry.

So what is home Title Insurance? And why might you need it with the purchase of your new home? Peterson explained to us that the biggest reason why is the often mistakes within the legal description. A variety of examples could occur from this. Deeds by persons supposedly single but in fact married could come across. Documents often aren’t recorded and updated fast enough for individuals to keep up with. Fraud issues could occur as the buyer may not actually be liable. The buyer could even try to take out a mortgage against the property right before closing. We don’t mean to share these to scare you, but to just make you aware of the possibilities. Peterson also directed us toward the list of reasons developed by Authority Title on “Why Title Insurance” found online, and we’ve enclosed them below:

    • False impersonation of the true owner of the property
    • Forged deed, releases or wills
    • Instruments executed under invalid or expired power of attorney
    • Undisclosed or missing heirs
    • Mistakes in recording legal documents
    • Misinterpretations of wills
    • Deeds by persons of unsound mind
    • Deeds by minors
    • Deeds by persons supposedly single, but in fact married
    • Fraud
    • Liens for unpaid estate, inheritance, income or gift taxes

Peterson goes on to share that some of these reasons happen more than you think and it’s best to be prepared when going through the transition of purchasing a home. She suggests to not blindly follow a property owners lead without looking around for more clarity and knowing how to use title insurance.
